PURCHASE OF FREEHOLD OR LEASEHOLD RESIDENTIAL PROPERTY

Our services includes:
– Initial analysis of the case, collecting instructions from the client and advising him on the transaction;
– Check availability of the funds required to purchase the residential property;
– Revision of the documents provided by the client, offering assistance in reviewing the draft contract for the purchase;
– Carry out searches and request a surveyor’s report;
– Contact the seller’s solicitor;
– Send the final contract to the client for approval and signature;
– Agree upon a completion date, from which the client will own the property;
– Exchange contracts and complete the purchase;
– Post completion matters, which include registration of the Title at the Land Registry and payment of the Stamp Duty Land Tax.

Legal fees:
Our fees will be between £2000 and £8000 plus VAT, depending on the complexity of the transaction.
Our fees are estimates based on the time spent working on these matters and are based on our hourly fees:
• £300 + VAT with a solicitor;
• £250 + VAT with a RFL (Registered Foreign Lawyer) or with a Consultant;
• £200 + VAT with a trainee solicitor or paralegal.

This is an estimate of our fees, assuming that:
– no unforeseen complications arise;
– the transaction is concluded in a timely manner;
– all parties to the contract cooperate without unreasonable delay from third parties who provide the relevant documentation;
– no indemnity policies are required. If required, additional disbursement may apply.
A detailed estimate of our fees, based on the client’s personal circumstances and transaction, will be provided to the client.

Disbursements:
Disbursements are charges related to third parties taking part in the transaction. We can assist the client with the payment of the disbursements. The following are the costs the client may expect to pay:
– Search fees: between (£200 and £1,000) plus VAT, depending on Local Authority’s costs;
– Land Registry registration service fee, which depends on the value of the property; the relevant fees can be found on HMRC website;
– Stamp Duty Land Tax, which depends on the purchase price of the property; it is possible to calculate the amount to be paid on HMRC website;
– Surveyor’s fee, which may vary depending on the transaction.

Completion time:
In general, the estimated times for the completion of the transaction vary between 4 and 12 weeks.

SALE OF FREEHOLD OR LEASEHOLD RESIDENTIAL PROPERTY

Our services includes:
– Initial analysis of the case, collecting instructions from the client and advising him on the transaction;
– Contact the lender to get redemption figure;
– Obtain copy of the property title from the Land Registry;
– Draft of transfer documents and of Transfer deed;
– Contact the buyer’s solicitor and send him the drafts for approval;
– Reply to enquires raised by the buyer’s solicitor;
– Once approved by the buyer, send the deed and transfer documents to the client for approval;
– Agree upon Completion date;
– Exchange contracts and complete the sale;
– Post completion matters, which include the redemption of any existing mortgage, the payment of the estate agents fees and the transfer of the net proceeds of sale to the client’s account.
